Operational excellence in London’s iconic commercial tower 

20 Fenchurch Street has achieved dual BREEAM In-Use Outstanding ratings for both Asset and Management Performance, the only iconic London tower to do so. This commercial office building in the City of London demonstrates exceptional sustainability through an 8% electricity reduction, 43.2% gas reduction, and 21.79% water savings between 2023–2025, despite 17% increased occupancy. Innovative occupier engagement programmes including Energy Strava, robust ISO certifications, and the award-winning publicly accessible Sky Garden exemplify how existing assets can lead the net zero transition while delivering measurable social and environmental value.

Driving operational excellence through strategic BREEAM implementation 

Belleville is a 50,107m2 logistics asset in Belleville en Beaujolais, France, owned and managed by Boreal IM. It achieved BREEAM In-Use Excellent certification with a 70.6% score, a remarkable 30.1% improvement from its initial 40.5% Good rating. Boreal IM’s systematic approach combined water efficiency measures, health and wellbeing improvements, and energy performance works within a structured ESG implementation programme. The project demonstrates how comprehensive monitoring infrastructure, including building management system integration and leak detection systems, can transform operational performance while supporting France’s Tertiary Decree compliance and CRREM decarbonisation pathways. 

Erasmusstaete  
Rotterdam office building achieves dramatic sustainability transformation 

Erasmusstaete, a 15,000m² multi-tenant office building in Rotterdam’s Brainpark II district, exemplifies sustained sustainability improvement through strategic BREEAM In-Use certification. Initially achieving a Pass rating (32.21%) in 2022, the building reached Very Good (62.58%) by 2025 through systematic upgrades including solar photo voltaic panels, LED lighting, enhanced air handling systems, and biodiversity improvements. The asset now meets Paris Proof 2050 energy targets with a WEii score of 65 kWh/m²/year, demonstrating how methodical enhancement strategies can deliver exceptional environmental performance while maintaining full occupancy.

Transforming a protected monument into a Paris Proof workplace 

Haskoning’s Delft office demonstrates how heritage and sustainability can coexist. This former listed building in the Netherlands now operates fossil-fuel-free, achieving an A++++ energy rating while reducing annual energy consumption by over 75%. Two covered courtyards create inspiring atriums that enhance wellbeing and collaboration. With extensive circularity measures, rooftop solar panels and advanced aquifer thermal energy storage systems, the project proves that protected buildings can meet ambitious climate targets while preserving their historic character.

Achieving BREEAM In-Use Outstanding alongside HQE Excellent and WiredScore Platinum, the asset serves as a pilot for data-driven operational optimisation across the portfolio. Through monitoring-based commissioning, enhanced sub-metering and strong occupier collaboration, Latitude exemplifies how robust technical infrastructure combined with continuous improvement strategies delivers tangible ESG value while supporting France’s decarbonisation objectives. 

Vesteda Investment Management B.V. Portfolio 
Portfolio-wide residential sustainability in the Netherlands  

Vesteda Investment Management demonstrates exceptional in-use performance across its entire Dutch residential portfolio of approximately 28,000 homes. Through portfolio-wide BREEAM NL In-Use certification and its integrated Sustainability Impact Score framework, Vesteda has achieved measurable improvements: energy intensity reduced from 101.9kWh/m² (2022) to 90.1kWh/m² (2025), water use decreased from 0.84m³/m² to 0.70m³/m², and location-based emissions fell from 23.1 kg CO₂/m² to 19.5 kg CO₂/m². This submission showcases systematic operational excellence and continuous improvement across a residential asset portfolio.
