It achieved BREEAM In-Use Excellent certification with a 70.6% score, a remarkable 30.1% improvement from its initial 40.5% Good rating. Boreal IM’s systematic approach combined water efficiency measures, health and wellbeing improvements, and energy performance works within a structured ESG implementation programme. The project demonstrates how comprehensive monitoring infrastructure, including building management system integration and leak detection systems, can transform operational performance while supporting France’s Tertiary Decree compliance and CRREM decarbonisation pathways.

Erasmusstaete, a 15,000m² multi-tenant office building in Rotterdam’s Brainpark II district, exemplifies sustained sustainability improvement through strategic BREEAM In-Use certification. Initially achieving a Pass rating (32.21%) in 2022, the building reached Very Good (62.58%) by 2025 through systematic upgrades including solar photo voltaic panels, LED lighting, enhanced air handling systems, and biodiversity improvements. The asset now meets Paris Proof 2050 energy targets with a WEii score of 65 kWh/m²/year, demonstrating how methodical enhancement strategies can deliver exceptional environmental performance while maintaining full occupancy.
