New Construction Project of the Year finalists 

This category celebrates outstanding sustainability performance in new builds certified under BREEAM New Construction, including Infrastructure and Communities. The summaries below, developed from finalist submissions and edited for clarity and consistency, highlight key approaches to delivering high-performance, sustainable new construction projects. 

Ferne Park, Fareham 
Outstanding industrial development sets new sustainability benchmark on UK’s south coast 

Ferne Park in Fareham, Hampshire, transformed a 4.7-acre brownfield site into three light industrial units totalling 107,554 square feet, achieving BREEAM Outstanding (92.11%), amongst the top 3.2% nationally. The development delivered net zero operational and embodied carbon, EPC A+, Fitwel certification, and 24% biodiversity net gain. Completed in August 2025, it demonstrates how ambitious sustainability targets, including fabric-first design, rooftop solar photo voltaic panels, and habitat creation, can be successfully integrated into commercial industrial space while delivering £1.76m in local social value.

FruitMasters | Smart Fruit Hub 
Transforming a historic site into a future-ready logistics hub 

The FruitMasters Smart Fruit Hub in Geldermalsen, Netherlands, is a 35,180m² logistics and food-processing facility redefining sustainable industrial design. Delivered to BREEAM Outstanding (91.04%), it stands out for its circular construction, 100% brownfield redevelopment, and integration of renewable energy, water resilience and biodiversity. Combining high-performance systems with a people-first environment, it exemplifies a climate-positive, future-proof model for the European agri-logistics sector.

Transforming a historic site into a future-ready logistics hub 

The FruitMasters Smart Fruit Hub in Geldermalsen, Netherlands, is a 35,180m² logistics and food-processing facility redefining sustainable industrial design. Delivered to BREEAM Outstanding (91.04%), it stands out for its circular construction, 100% brownfield redevelopment, and integration of renewable energy, water resilience and biodiversity. Gare Maritime 
A century-old freight station reborn as Brussels’ largest fossil-free urban hub 

 Gare Maritime transforms a 1908 Art Nouveau steel structure into a 45,000m² mixed-use destination combining offices, retail and cultural spaces. Located in Brussels, Belgium, the project preserves 90% of the heritage fabric while inserting Europe’s largest interior cross-laminated timber intervention. Achieving dual BREEAM Outstanding certification, it operates as an energy-positive building through 17,000m² of solar panels and geothermal systems. The scheme avoided 3,500 tonnes of CO₂ through timber construction, welcomes one million annual visitors, and proves that historic conservation and decarbonisation can successfully coexist.

Raising the bar for sustainable logistics in Ireland 

Mountpark Grange Castle West in Dublin represents a landmark achievement in sustainable logistics development. This 320,000m² campus of five warehouse units achieved BREEAM scores up to 97.7%, with Unit 4 targeting 100%. The project reduced embodied carbon by approximately 60% below RIBA 2030 targets, achieved zero waste to landfill by reusing 43,000m³ of excavated material, and created extensive biodiversity enhancements including 100,000m² of wildflower meadows. The development demonstrates that exceptional sustainability performance is both achievable and replicable across the logistics sector.

This ambitious new construction project transformed a contaminated site into a regenerative development, achieving 100% scores in energy, transport and water categories. The project demonstrates exceptional sustainability at scale, combining passive design, seasonal geothermal storage, comprehensive biodiversity enhancement and climate resilience measures. With primary energy demand 25% below benchmark and zero flooding incidents, Quatuor sets a new standard for large-scale urban office developments that prioritise environmental performance and community benefit.

Setting a new benchmark for sustainable logistics in a protected landscape 

Vanguard Logistics Park in Portsmouth, UK, is a 31,926m² industrial and logistics development comprising two high-specification warehouse and office units. Delivered on a remediated brownfield site within the South Downs National Park, it achieved an exceptional BREEAM Outstanding score of 98.7%. The project stands out for its fabric-first design, 99% construction waste diversion, and significant biodiversity net gain, demonstrating how large-scale logistics can combine commercial viability with sector-leading environmental performance.
