BREEAM and WiredScore launch crosswalk for smarter, sustainable buildings
About WiredScore and SmartScore
WiredScore certification assesses digital connectivity infrastructure, policies and procedures to support an always-connected experience for building users. SmartScore certification assesses how smart technology delivers exceptional user experiences, sustainability and operational efficiency.
Building performance is increasingly connected
Building technology and sustainability are increasingly interconnected in shaping the performance of modern buildings. Reliable, high-speed connectivity is now a baseline expectation, while intelligent systems, connected sensors and automation are helping owners and occupiers improve efficiency, user experience and resilience.
As digital collaboration, artificial intelligence and ambitious sustainability goals place new demands on building infrastructure, project teams need a coordinated way to demonstrate performance. Aligning BREEAM, WiredScore and SmartScore helps make that process clearer and more efficient.
BREEAM, WiredScore and SmartScore alignment
BRE and WiredScore have mapped the requirements of BREEAM New Construction V7 and V7.1 (UK and International), WiredScore certification V4 and SmartScore certification V3. The crosswalk identifies where assessment criteria overlap and where evidence gathered for one certification may support another.
This alignment helps developers, owners and project teams take a more holistic approach to sustainability and technology, while maintaining the rigour and independent validation of each standard.
What the alignment can help you achieve
- Demonstrate leadership
Showcase a coordinated approach to sustainability, connectivity and smart building performance.
- Reduce administration
Streamline evidence gathering and make certification processes easier to manage.
- Reuse evidence
Identify documentation that may support more than one assessment and reduce duplication.
- Support faster outcomes
Clarify shared requirements earlier and help project teams progress submissions efficiently.
How the crosswalk works
The mapping operates in both directions, enabling:
- BREEAM users to understand where credits contribute to WiredScore / SmartScore
- WiredScore users to identify where evidence supports BREEAM credits
Three levels of alignment
| Alignment type | Description | What it means for you |
|---|---|---|
|
Full technical alignment
Full
|
The mapped requirements are regarded as technically equivalent between BREEAM New Construction V7/V7.1 and WiredScore V4/SmartScore V3. | Formal certification under one standard can be used as evidence of compliance for the other, subject to standard assessor validation. |
|
Partial technical alignment
Partial
|
Requirements overlap partially between BREEAM New Construction V7/V7.1 and WiredScore V4/SmartScore V3. | Evidence collected under one certification be used as evidence of compliance for the other; additional documentation will be required to demonstrate full compliance |
|
Intent alignment
Informative
|
Principles align but technical requirements differ between BREEAM New Construction V7/V7.1 and WiredScore V4/SmartScore V3. | The assessment methods have similar intent but there are material differences between the technical requirements; evidence documentation from one certification may support compliance with the other but additional evidence will be required. |
In all cases, it is the responsibility of the BREEAM New Construction assessor or WiredScore or SmartScore project team to formally review the relevant evidence and confirm that it meets the applicable technical requirements before submitting it for certification.
